What locations do you cover?

Although located in Cairns, Tropical North Queensland, Australia, we have clients all over Australia and overseas. We can also assist overseas investors in purchasing local residential and investment properties in Cairns, Port Douglas, Atherton Tablelands, Palm Cove and Northern Beaches of Cairns.

What does Australian Lending Tree do?

We are a Mortgage Broker - we shop around and source funds for you at the best rates to suit your individual needs. We can provide advice and arrange finance for owner occupied, investment and commercial properties all over Australia. We also offer personal service and explain the process of borrowing, follow your application to its completion, and have an answer back to you within 48 hours.

Can you deal with the bank that I'm already with?

Yes. We are specialists, and deal with all lenders on your behalf. We do the shopping around and save you the time and shoe leather. Contact us and we'll keep your lender on its toes!

I've been with my bank for years. Will this help me to get a better/more favourable deal?

No. You don't need to stay with the same lender and build a credit history with them. All lenders now use specific credit criteria that doesn't prejudice against new clients nor necessarily favour existing clients.

Do I have a choice of lenders?

Yes. We deal with all Major First and Second Line Banks, and Building Societies as well as Non Conforming Lenders who specialise in offering finance to people who don't meet the criteria of the First and Second Line Lenders. We have access to about 30 Lenders all of whom have several products. It follows that, we are able to draw upon a much wider range of products than any one traditional lender, we therefore offer you an extensive and wide choice.

Can I refinance my existing loan with Australian Lending Tree?

Yes. With the introduction of products such as “lines of credit” and “off-set accounts“, this may be an option that is well worth a look. Please see our sections on Home Loans, Property Investment and Consolidation for more information about products and specifics.

Why are most home loans over a 25 year term?

It's best to take a long term so as make the monthly payments easier to manage. Then, if you experience unexpected tight monetary times your commitment will be lower. You can, at your discretion, pay the loan off sooner by voluntarily increasing your payments.

Is it best to repay my mortgage by monthly or fortnightly payments?

Paying 26 fortnightly payments means that you pay the equivalent of thirteen monthly payments each year. By paying fortnightly you will reduce a 25 year term by about 5 years.

Is your service free?

Yes! It costs no more to use our service than if you went to the bank or lender direct. In some cases you may find we save you money.

Who pays you then?

We are paid commission by the lenders. The rate varies only slightly between lenders and we have no allegiance to any particular lender or lenders.

What Documents Should I Bring To My Appointment?

  • Identification: Your Drivers License and Birth Certificate, or Drivers License and Passport, to get 100 points!
  • Income Verification:
    • PAYE: Copies of last 2 years Income Notice of Assessment (or Group Certificate), your last 3 payslips, and a letter from employer stating current income and length of service.
    • Self Employed: Full financials (including business and personal tax returns) for 2 years. We do have lenders who will do a Lite Doc loan, however, the interest rate will be higher because you are not providing financials.
    • Rental income: Evidence of the income statement, or where the property is not yet rented, a letter from the managing agent estimating rental.
  • For Refinances And Consolidations:
    • Last 12 months of loan statements to confirm satisfactory repayment history.
    • Current pay out figure or loan balance.
    • Copies of last rates notice & receipt.
    • Savings accounts statements for the last 3 months.
    • Copies of most recent credit or store card statements.
  • For Purchase Of Property:
    • Copy of signed contract.
    • Last 6 months savings account statements
    • Copies of most recent credit or store card statements.
